After each player's combat, if Dr. Gray, the Unlearned has blocked or been blocked, she perpetually gains a Conditioned counter. She gains first strike and flying if has four or more counters.
Dr. Gray the Unlearned gets +X/+X, where X is the number of Conditioned counters she has.
