Elemental Conversion

I - You gain control of target creature.
II- Sacrifice target creature you control but don't
own with a transformation counter on it. As long
as it has a transformation counter on it, it is in your graveyard.
III - Remove a transformation counter from
target creature and return it to the battlefield
under your control. It becomes an elemental in addition to it's other types.
